TOM TROCCOLI

Tom Troccoli is director of development and is responsible for handling real estate acquisitions, funding, partnership development and formation for the development group. Over the past 35 years, tom has been integral to the founding, procurement, purchasing, funding, construction, development, management of countless projects ,creating growing assets, reliable income and recurring sales, involving well over $200M and growing.

Tom Grew up in Brooklyn, NY, where he attended Abraham Lincoln High School. He went on to study Electrical Engineering at the College of Staten Island and then on to complete several specialized courses specific to the development process of nuclear power plant’s for Ebasco services . In the years that followed, he gained experience and insight at EBASCO Services Inc. located in Manhattan, a development, construction, design, engineering, and consulting company dedicated to nuclear power plant development.
After relocating to Lancaster, PA, in 1978, Tom formed several companies through syndication to develop, build, own and operate several real estate-driven businesses and real estate partnerships. Tom formed commercial choice realty, a commercial brokerage firm which led to him joining Bennett Williams commercial over 20 years ago and continues commercial sales and leasing today. Tom also formed troccoli consulting to develop and build several medical buildings and practices as well as many industrial, retail, and residential locations throughout the area for clients. To this day, tom remains passionate about building, developing and adding value for his partners and TTP Equities growing portfolio. Some of the projects Tom has been instrumental in creating include:
  • Owner/developer of Hardees Restaurants in Lancaster County and the management of select corporate stores.
  • Founder of Lancaster County Racquetball and Health Club (now Planet Fitness)
  • Responsible for the design and construction of countless custom homes, buildings and businesses throughout Lancaster County.
  • Founder of Regency Executive Offices.
  • Formed and is managing partner of countless partnerships encompassing several property portfolios in Lancaster County, including TomTom properties and TTP Equities.
When Tom isn’t building or developing something new, Tom is a dedicated family man. He has four grown children, five grandchildren, and is happily married to Sandra.

CURT TOMLINSON

Curt Tomlinson is Director of Property Management and is responsible for tenant acquisition, all property accounting, property maintenance and Year End tax returns and K1 creation. Over the past 25 years, curt has managed well over 150 properties in the residential, multifamily, retail and commercial markets with a vacancy rate below 1.25% and days on market below 10.

Curt grew up in Lancaster, PA, where he attended J. P. McCaskey High School. He went on to study Industrial Engineering at Millersville University, and then his MBA in 1993. Curt was first employed by Tandy Corporation, Fort Worth, TX where he was responsible for the development and implementation of all training and documentation materials for over 1,450 stores worldwide. In the years that followed, he gained sales experience with IBM Corporation, gaining East Coast Salesman of The Year for 1987, with over 34.5 million in sales.
In 1994 Curt quit his job and began Global InterNet Associates out of his basement, growing it to over 24 million in annual sales before being acquired by Lucent Technologies in 1999. In 2001 Curt began Seisan Consulting
a web development and Geospatial Development firm of which he is currently CEO. Curt currently devotes
all of his time to Tom Tom Properties and TTP Equities. Curt was instrumental in developing and implementing property management software and processes that have increased EFT payments and reduced vacancy

rates, while also reducing days on market. To this day, curt remains passionate about building, developing and adding value for his partners and TTP Equities growing portfolio. Some of the projects Curt has been instrumental in creating include:
  • Acquired and managed over 150 units in his own portfolio.
  • Founder of Global InterNet Associates, LLC.
  • Responsible for the management of many large property portfolio’s.
  • Founder of Seisan Consulting, LLC.
  • Formed and is the managing partner of countless partnerships encompassing several property portfolios in Lancaster County, including TomTom properties and TTP Equities.
Curt loves the outdoors and travel, spending much time under a tent, on a train or in a hostel. Curt is a dedicated family man he has three grown children and is happily married to Ronda.
